Much
of the recent real estate growth in Puerto Vallarta has occurred due to
the increase in new developments and projects throughout the entire
Bahia de Banderas area. There is literally something for
everybody from starter condos with full amenities to oceanfront luxury
villas in exclusive gated communities. It has given buyers
the opportunity to buy and lock in at a discounted price and pay for
the property over the course of the construction period. It is
estimated that more than 80% of the real estate transactions that took
place in 2006 were purchases of new-construction/pre-construction
properties.

and developments before recommending them to our buyers. We
know the track records of the developers and can steer our buyers
through the various options and help them avoid risky

- SIERRA
DEL MAR – LOS ARCOS. This oceanfront luxury condo and villa
project will be located on the south shore facing the Los Arcos island
rock formations which will create stunning ocean views. High end
finishes and an updated traditional Mexican style is what you will find
here. The Osuna family is one of the most respected
developers here, and are best known for the nearby Sierra del Mar gated
community which is considered one of the finest developments in our
area.
- AVALON
/ PARAMOUNT BAY. This development team has the “hot” label at
this time. Octavio Lopez and his team previously developed the La
Cima I, La Cima III and Horizon projects all of which were completely
sold out before the projects were completed. His reputation comes
from his record of delivering on-time and as-promised with
American-style customer service. Buyers have responded favorably
to his floor plans and view planes. A new beachfront project is
being planned for Bucerias that we are already promoting as well.
- PUNTA
ESMERALDA / ALAMAR / REAL DEL MAR. No pre-construction report
would be complete without including Grupo Real del Mar. The Real
del Mar project is a gated villa community that is superbly landscaped
throughout and has a beach and beach club for use by all residents. It
is located just north of La Cruz de Huanacaxtle and the new La Cruz
Marina. So wonderful is this project that Exclusive Resorts was
one of the first to buy into the project. The nearby Punta
Esmeralda project is a mix of condos, townhomes, and villas that also
is beautifully landscaped. Attractive prices and payment terms as
well as location, amenities, and rental income opportunity has driven
sales in this development. Alamar is the next gated community to
be developed by Grupo Real de Mar and the current prices in this
project are very attractive because it is very early in the process.
- PUNTA
MITA. This is a very exclusive master planned development and a
destination all to itself. Located at the northern point of the
bay, it is a peninsula surrounded on three sides by nine and a half
miles of pristine beaches. Punta Mita is one of Mexico’s premier resort
communities. A stunning collection of real estate properties are
distinguished by ocean vistas, 2 Jack Nicklaus Signature Golf Courses,
rejuvenating spa services, an array of water sports, superb dining,
residential concierge services and all of the amenities you would
expect from a world-class resort destination. The Four Seasons
Hotel and the new St. Regis Resort are the hotel partners in this
development.
