Q: What is Los Veneros?
A: Los Veneros is a spectacular residential and resort development located at Punta de Mita in Nayarit. Located in exquisite natural surroundings, Los Veneros extends across 37 acres and will include a boutique hotel of 80 suites and eight residential buildings housing 239 condominiums as well as a beach club and spa.
 
Q: What is the construction schedule?
A: Los Veneros will be built in three phases. The development is in its first phase with the construction of the Pacífico, Agave and Buganvilla residential buildings as well as the beach club. Phase One will begin delivery in January of 2009. Once a set amount of condominiums in Phase One have been built, the Second Phase of construction will begin followed by the Third Phase. The phases will overlap at times and each is programmed to last for 18 months.
 
Q: What will be the approximate cost of the condominium fee?
A: The approximate cost of the condo fee will be $0.20 USD per square foot.
 
Q: Why is a pre-construction purchase recommended?
A: We recommend purchasing at this phase for two main reasons: The first is, at this phase you have the opportunity to select from a larger number of units. The second is that the prices are better. The savings from a pre-construction purchase in comparison with buying a finished unit are around 50%.
 
Q: What are the condominiums at Los Veneros like?
A: The condominiums have 3 or 4 bedrooms with study, gourmet kitchen, dining room, living room, terrace or balcony and in some instances private pool. The condominium floor plans vary between 2787 to 6329 square feet.
 
Q: What’s the condition of the condominiums at Los Veneros upon delivery?
A: The condominiums at Los Veneros are delivered completely finished with fully equipped kitchens and electric appliances.
 
Q: Do the condominiums have assigned parking spaces?
A: Yes. Each condominium has one assigned parking space.
 
Q: Is there visitor parking?
A: Yes. Los Veneros has a large area reserved for visitor parking.
 
Q: Is there storage space apart from the condominiums?
A: Yes. Los Veneros offers private storage space for each unit in the parking area.
 
Q: What is the process if I want to make changes to the condominium?
A: Changes may be made in previous agreement with the developer.
 
Q: Why do the sizes of similar condominium floor plans vary?
A: The condominium sizes vary due to the fact that as the building extends in height, the terraces recess slightly. This occurs in order to ensure spectacular views of the bay from all of the units.
 
Q: Will the actual condominium sizes vary from the typical floor plans shown once construction is complete? If so, how would that affect me?
A: The architecture is in its final phase. However, there may be small variations that could affect the final size of the units, but by less than 3%. In the case in which the final size of the unit varies, the purchaser will be compensated for any change.
 
Q: How will utility use be measured?
A: Gas, water and electricity use will be measured individually by condominium.
